The Move to MgO: Why MAXTERRA® MgO Cement Panels Are Finding a Home in Custom Residential Construction

Author: NEXGEN 5-minute read

There is a shift occurring in custom residential construction, and increasingly, it is happening behind the finishes. As custom homes become larger, more complex, and more performance-driven, builders, designers, and homeowners are looking beyond traditional materials to address demands for durability, moisture resistance, fire protection, and healthier indoor environments.

From expansive, open-concept floor plans to high-moisture spaces such as pool rooms, saunas, and wine cellars, custom homes often include spaces where traditional gypsum and other wall, floor, and ceiling materials don’t provide the required level of performance. Magnesium oxide (MgO) cement panels offer an alternative, bringing multiple performance characteristics into a single material ideal for some of the most demanding spaces in bespoke residences.

The Homes That Demand More From Materials

Custom residential construction is rarely one-size-fits-all. Unconventional floor plans, unique architectural features, and increasingly ambitious material selections mean builders must accommodate designs that don't always conform to conventional construction approaches.

At the same time, comfort, quiet, resilience, and long-term durability are increasingly part of the value proposition – one that the right framing, sheathing, and floor and ceiling material choices can provide.

In wildfire-prone communities, fire performance is a significant consideration in material selection. And for projects where indoor environmental quality is a priority, builders, designers, and homeowners may seek alternatives to standard materials that can be cause for concern regarding mold, mildew, and other indoor environmental allergens and sensitivities.

That’s why a growing number of homeowners are requesting higher performing materials for their homes, including MgO cement panels. The material, commonly used in multifamily and commercial construction, is now being adopted for custom residential builds that demand greater design flexibility, structural performance, and protection from harmful chemicals that can be found in common building materials.

Performance to the MAX

One product consistently rising to the top for custom residential is MAXTERRA® MgO cement panel from NEXGEN. MgO is valued for its performance, safety, and sustainability in demanding residential and commercial construction applications.

MAXTERRA® MgO cement panels bring multiple performance characteristics together in a single panel, reducing the need for additional materials or layers within certain assemblies.

Protection from Environmental Threats. MAXTERRA® MgO provides superior fire, moisture, and mildew resistance, making it ideal for environments where wildfires, storms, and floods are serious threats.

Strength and Durability. MAXTERRA® MgO cement panels are extremely dense and rigid, delivering exceptional durability and dimensional stability in all weather conditions. Unlike wood or gypsum, they do not swell, warp, or sag when exposed to job site weather, ensuring enduring structural integrity throughout the home’s life. For structural sheathing applications, MAXTERRA® can also provide the strength and shear performance required for demanding applications, including high-wind construction in states like Florida.

Eco-Friendly. From production to disposal, MAXTERRA® MgO cement panels have a small environmental footprint and, with no volatile organic compound (VOC) off gassing and inherent mold resistance, contribute to healthier living throughout its service life.

Harmful Chemical-Free Composition. MAXTERRA® MgO cement panels are free of quartz silica, formaldehyde, and other potentially harmful chemicals found in some conventional building materials, supporting healthier indoor environments.

All of this makes MAXTERRA® MgO cement panels an ideal solution for contemporary architectural designs and extreme environments. For custom homes, these performance benefits extend to some of their most demanding spaces.

Garages, for example, can benefit from MAXTERRA® MgO's combination of strength, durability, and resistance to water, mold, mildew, and fire. Unlike gypsum, which can be more susceptible to damage from impacts and moisture, MgO provides a more durable surface for a space that often sees everything from vehicles and tools to heavy storage systems. The panels can withstand the daily wear and abuse common to garage environments. They can also be used to create a one-hour fire-resistance separation between the garage and main living spaces for a safer environment for occupants.

Where Custom Construction Meets Luxury

These demands can be even more pronounced in luxury homes, where expansive floor plans, premium finishes, and specially designed spaces can push the performance limits of traditional building materials.

In luxury homes, dedicated pool rooms, saunas, home gyms, wine rooms, and other specialty spaces can introduce elevated moisture, humidity, or durability requirements – conditions that make long-term material performance particularly valuable. In addition, large-format tile, stone, and other premium finishes can place a greater demand on the substrates and assemblies beneath them.

For homeowners and architects, these details make material selection an important part of the design from the start. Builders can use this as an opportunity to work with materials based on the specific conditions and performance requirements of each space.

And now, construction professionals are increasingly pairing MgO cement panels with a high-performance framing solution: cold-formed steel (CFS).

CFS: A Natural Fit for MgO

CFS introduces a framing option that delivers a high strength-to-weight ratio, superior dimensional precision, plus outstanding integrity and durability. Unlike lumber framing, there is no concern of shrinking, warping, splitting, or rotting. Precise fabrication and efficient use of standardized components can also help minimize material waste. Further, CFS is innately fire resistant and pest resistant, and it is 100% recyclable.

However, just as a chain is only as strong as its weakest link, a CFS-framed wall, floor, or ceiling is only as robust as the material it is matched with. Pairing precision steel framing with conventional sheathing and board materials – like OSB, gypsum cement, or fire-retardant-treated wood – can limit the opportunity to consolidate performance characteristics across the system. Using MAXTERRA® MgO in place of traditional wood sheathing and exterior gypsum can complement the performance advantages of CFS, adding fire, moisture, mold, mildew, and durability benefits to the overall assembly.

CFS and MgO are also an ideal pairing for panelized and offsite construction, which can maximize component precision and minimize the need for specialized skills and tools on the job site. Prefabricated, perfectly square, and dimensionally exact CFS-framed panels can be efficiently installed on site with a high degree of accuracy. The higher load capacity of CFS prefab panels (compared to wood framing) plus the strength of MAXTERRA® MgO cement panels makes them ideal for soaring vaulted ceilings, large expanse walls and openings, and supporting heavy premium finishes like stone countertops and tile floors commonly found in luxury residential builds.

Performance Behind the Finish

Custom residential construction increasingly means investing in what is behind the finishes. Not only must today's custom homes be visually striking, but also precisely built, comfortable, resilient, and designed to perform over the long term. For builders and designers in charge of ambitious residential projects, high-performance MAXTERRA® MgO cement panels represent a solution to the performance requirements that come with such builds. When paired with CFS framing, the result is an assembly designed not only for the way a home looks, but for how it needs to perform throughout its service life.
