Download Guide →Material choices for a custom home start with its location and how each space will be used. Local exposure to wind, water, and wildfire matters alongside indoor humidity and the demands of premium finishes.
Combustible sheathing in wildfire country. Conventional wood sheathing remains combustible, even when treated with fire retardants.
Wood sheathing takes on water during the build. OSB and plywood can swell or delaminate with prolonged exposure to rain and humidity before the home is dried in.
Paper-faced gypsum gives mold a food source. In kitchens, bathrooms, pool rooms, and other humidity-prone spaces, drywall’s paper facing can support mold growth when moisture is present.
Garages need to stand up to hard use. Vehicles, tools, and storage can leave standard drywall dented and gouged.
VOCs can affect indoor air quality. Many conventional building materials release volatile organic compounds (VOCs), which can contribute to indoor air pollution.
Chloride-based MgO boards can create corrosion risks. Boards made with magnesium oxychloride (MOC) can absorb moisture and leach chloride that corrodes fasteners and framing.
MAXTERRA® brings multiple performance benefits together in a single panel, helping builders address the conditions outside the home and the demands of the spaces within it.
Fire performance for walls and floors. MAXTERRA® structural wall sheathing and structural floor panels are classified as non-combustible under ASTM E136. MAXTERRA® underlayment, backer board, and MagRock® Premium Wall Board provide fire-resistant options for interior applications. This fire performance comes from the panels’ composition, without added fire-retardant treatments or coatings.
Rides out job-site weather. MAXTERRA® MgO boards are designed to resist moisture-related swelling and warping. They can be exposed to weather during construction for up to 200 days, depending on the product.*
*Visit our Resources page for product-specific exposure limits and warranty requirements.
Mold-resistant. MagRock® Premium Wall Board has no paper facing to support mold growth and showed zero mold growth in ASTM G21 testing.
Durability for demanding spaces. MagRock® Premium Wall Board provides a durable, paperless surface for garages and other high-use areas.
Healthier materials. MAXTERRA® MgO boards are VOC-free and quartz silica-free. MAXTERRA® structural wall sheathing and MagRock® Premium Wall Board are also Red List Free, with no added formaldehyde.
MOS, not MOC. MAXTERRA® uses magnesium oxysulfate chemistry and is designed for moisture resistance, dimensional stability, and reduced chloride-related corrosion risk compared to chloride-based MgO products.
3/4" MAXTERRA® structural floor panel replaces OSB subfloor in a single dry layer for upper floors, on wood or cold-formed steel joists.
Thickness 3/4" - span rating 24" OC
Load capacity 133 psf at L/600 deflection
ASTM E136 Non-Combustible MOS chemistry

1/2" MAXTERRA® underlayment installs over the subfloor as a fire- and water-resistant base for tile, natural stone, and other finished flooring in interior dry areas.
Thickness 1/2" - installs over existing OSB
No cure time - dry install, no wet trade
ICC-ES ESR-5192
Replaces OSB or plywood sheathing on exterior wall framing. Non-combustible per ASTM E136, with wind and shear values for wood framing under ESR-5193. Also installs on cold-formed steel as non-structural sheathing and in ESL-1568 fire-rated steel wall assemblies.
Thickness 1/2" & 5/8" - CFS & wood framing
ASTM E136 Noncombustible - MOS chemistry
ICC-ES ESR-5193
Paperless interior wall and ceiling board for living spaces, garages, and other high-use areas. MagRock® can be taped, finished, primed, and painted using the materials and methods in its installation guide. Class A surface-burning performance and zero mold growth observed under ASTM G21.
Thickness 3/8", 1/2", 5/8"
ASTM E84 Flame Spread 0, Smoke 5 - Class A
ICC-ES ESR-5506 replaces interior gypsum
The most highly certified MgO product on the market. Backed by ICC-ES evaluation reports, published test data, and a verified EPD, not marketing claims.
Covers MAXTERRA® MgO sheathing for exterior wall applications, including wind and shear load values for wood framing. Noncombustible per ASTM E136, with a supplement for the 2023 Florida Building Code.
One- and two-hour load-bearing wall assemblies with MAXTERRA® structural wall sheathing, listed for both wood and cold-formed steel framing.
ASTM E84 Class A per ESR-5506, with a Flame Spread Index of 0, Smoke Developed Index of 5, and zero mold growth per ASTM G21 (MagRock® technical data sheet).
Covers MAXTERRA® underlayment installed over subfloor. Addresses surface-burning characteristics, durability, and structural floor-load performance.
Span ratings, load tables, and deflection criteria for your structural engineer, on wood or cold-formed steel joists.
Compare tested floor/ceiling assemblies for controlling voices, television sound, and footsteps between levels. Includes wood and cold-formed steel systems, with STC 55 to 59 and IIC 50 to 58. Ratings apply to the complete listed assembly.
The only MgO panel with a verified Environmental Product Declaration (EPD) for the North American market. VOC-free, quartz silica-free, and made from mineral-based materials.
WUI stands for wildland-urban interface, where homes and other development meet or intermingle with wildland vegetation. Projects in these areas may face additional wildfire-related building requirements. MAXTERRA® structural wall sheathing and structural floor panels are non-combustible, but your design team and building official should confirm the requirements for your location and proposed assemblies.
MAXTERRA® panels can be cut and installed with familiar construction tools, with the blade, fastening, and joint-treatment requirements varying by product. Use the corrosion-resistant fasteners specified in the applicable installation guide. Review that guide before installation for cutting methods, panel handling, fastener spacing, and joint preparation.
Vinyl, composite, metal, stone, brick, and wood finishes can be installed over MAXTERRA® sheathing. The wall assembly must include a code-compliant water-resistive barrier (WRB), with cladding attached to framing or properly secured furring as specified in the installation guide. Follow the cladding manufacturer’s instructions and applicable building codes.
