Home2 Suites by Hilton at The Fountains at St. Johns is an $18.7 million project in St. Johns, Florida, with 137 rooms across four stories totaling 81,858 square feet. The hotel was built with cold-formed steel (CFS) framing from Intellisteel Group, a valued NEXGEN partner based in Groveland, FL, and MAXTERRA® MgO Non-Combustible Single Layer Structural Floor Panels. The CFS and MAXTERRA combination creates a noncombustible, mold- and mildew-resistant structural system that provides guests with quieter rooms and owners with insurance savings and lasting durability.

NEXGEN’s Skip-The-Gyp™ approach allows project teams to meet code and most project requirements without wet-laid gypsum in appropriate MAXTERRA® floor-ceiling assemblies. For this hotel, however, the team opted to add a 1-inch layer of wet-laid gypsum over the MAXTERRA® subfloor panels for even higher sound performance.

With or without wet-laid gypsum, floor-ceiling assemblies built with MAXTERRA® structural floor and underlayment panels deliver superior structural strength, fire resistance, and sound control. Benefits include:

• The industry’s most cost-effective 2-hour floor/ceiling assembly – UL H531.
• Eliminating the use of wood sheathing with mold and mildew resistant MgO cement panels.
• Reducing the number of ceiling gypsum layers from two or three to just one.
• Replacing costly mineral wool insulation with lower cost fiberglass batt insulation.
• Extending truss or joist spacing to 24”, reducing material and labor costs while saving time.
