Located in Plant City, FL, The Henry is a new residential community adding four three-story multifamily buildings to help meet the growing demand for affordable workforce housing in Central Florida’s Golden Triangle. The project will deliver 96 new apartment units designed for durability, safety, and long-term performance.

Developer Peacock Capital and general contractor Vitruvian Housing selected cold-formed steel (CFS) framing and MAXTERRA® MgO Non-Combustible Single Layer Structural Floor Panels to accelerate construction while delivering a more resilient building system. Precision-engineered steel framing paired with MAXTERRA® Single Layer Structural Subfloor Panels allows framing and floor installation to move efficiently with reduced jobsite labor. Panels are fastened directly to the metal framing, creating a flat, non-combustible surface that allows the next level of framing to begin immediately. As the Vitruvian team often says, “CFS and MgO go together like peanut butter and jelly.”

With MAXTERRA®, the project team is delivering housing that balances speed, resilience, and value, demonstrating how modern construction methods can meet urgent housing needs without compromising performance.
