Charter Senior Living of Winder is a 109-unit senior living community featuring Independent Living, Assisted Living, and Memory Care residences. The project combines cold-formed steel (CFS) framing from Intellisteel with MAXTERRA® MgO Non-Combustible Single Layer Structural Floor Panels to deliver a non-combustible structure designed for resident safety and long-term performance.
The building includes both CFS-framed and wood-framed sections, providing a direct comparison between construction methods. MAXTERRA® panels were installed as the structural subfloor on the CFS portion, while the wood-framed section used OSB and wet-laid gypsum. The result: the wood-framed section of the next ALF in the pipeline is switching to MAXTERRA®.
For owners and developers, the CFS + MAXTERRA® combination delivers measurable value. As Stanley Adwell of Intellisteel puts it, "The schedule savings are substantial. The lack of shoring and curing alone are significant." The system eliminates the shoring, pouring, and curing time required by metal deck and concrete assemblies, accelerating the construction schedule. Non-combustible construction also reduces insurance costs, both during construction and over the life of the building.
In assisted living facilities, fire protection isn't optional. It's essential. MAXTERRA® panels deliver 100% non-combustible performance while resisting moisture, mold, and heavy foot traffic from residents, staff, and equipment. Intellisteel, the CFS framing partner on this project, now recommends MAXTERRA® as a design option across their portfolio.
With MAXTERRA®, Charter Senior Living proved the value of non-combustible construction, and their next project is already following suit.
