Charter Senior Living of Winder is a 109-unit senior living community featuring Independent Living, Assisted Living, and Memory Care residences. The project combines cold-formed steel (CFS) framing from Intellisteel with MAXTERRA® MgO Non-Combustible Single Layer Structural Floor Panels to deliver a non-combustible structure designed for resident safety and long-term performance.

The building includes both CFS-framed and wood-framed sections, providing a direct comparison between construction methods. MAXTERRA® panels were installed as the structural subfloor on the CFS portion, while the wood-framed section used OSB and wet-laid gypsum. The result: the wood-framed section of the next ALF in the pipeline is switching to MAXTERRA®.

For owners and developers, the CFS + MAXTERRA® combination delivers measurable value. As Stanley Adwell of Intellisteel puts it, "The schedule savings are substantial. The lack of shoring and curing alone are significant." The system eliminates the shoring, pouring, and curing time required by metal deck and concrete assemblies, accelerating the construction schedule.
